Gornja Lastva Property Purchase
On 26th January 2018, I purchased another property in Montenegro, this time it is located in a village of Gornja Lastva, a small Mediterranean settlement halfway up Vrmac Mountain, directly above Tivat within Tivat Municipality.

This Gornja Lastva property is in an extraordinarily beautiful location, with a truly special atmosphere thanks to its position on the front corner of the village. It immerses you in nature in all its unspoiled wildness and beauty, accompanied by the enchanting sounds of the surroundings, while eagles soar high above on the warm breezes swirling around you.
It truly is a magical place and somewhere I could see myself happily living in the future.
But things change, and Montenegro's climate supports lush, rapidly growing vegetation, which quickly overruns an old property like this, so it really needs to be looked after.
In April 2026, because a completely out-of-character building is now being constructed right next to this ruin, and because of the problems with vegetation maintenance, I decided to sell it and let someone else give it the care it needs.

Tivat & Porto Montenegro
When I first went to Montenegro in 2006, Tivat was an ordinary, well-functioning small town that primarily served the local community. It had a few simple cafés along the waterfront, but there was little to attract foreign travellers. Just a year later, however, Tivat's fortunes were about to change with the birth of Porto Montenegro.
The idea for the Porto Montenegro project began in 2004, when Canadian mogul Peter Munk, the 79 year-old founder of Barrick Gold, took a helicopter ride over the Montenegrin coastline and saw its potential. In 2007, he purchased the Arsenal shipyard (a former Yugoslav Army military base), with backing from LVMH Chairman Bernard Arnault, Russian oligarch Oleg Deripaska and Lord Jacob Rothschild. This became the largest private-sector investment in the country.
The London-based practice ReardonSmith Architects expertly designed the entire project, including the highly successful landscaping, which together make the whole development work so seamlessly.

Peter Munk's goal was to attract the super-rich, now mingling across the Mediterranean, and he succeeded. Porto Montenegro has become the premier, award winning super-yacht haven along the Adriatic Coast.

Porto Montenegro is a very attractive, newly built resort that has managed to create its own charm, and it really works. It features a five-star hotel, The Regent, which overlooks the marina, along with 440 residences, a 450-berth marina, and has 75 bars, restaurants, and retail outlets.
Personally, I believe this is the most successful of all the newly built resorts in Montenegro. It blends perfectly with the original town it adjoins and, actually enhances it.
Beyond Porto Montenegro, the wider Tivat Municipality offers many other places to explore. Highlights include the bird sanctuary, the Island of Flowers, beautiful beaches, Tivat's naval museum, and the ever-changing skies shaped by the surrounding mountains, all of which make Tivat a truly memorable place to visit.

Two new neighbourhoods are now being developed as part of Porto Montenegro: Boka Place, which is nearing completion, and Synchro Yards, which is yet to be built. Both developments will offer significantly more residential units for sale, along with a wide range of new retail and hospitality outlets.
As Porto Montenegro is continuing to grow, I am a somewhat worried about the direction that such a large amount of construction work is taking the town, and sincerely hope it does not completely compromise what has already been achieved so successful.
