Complete Recovery
I did not realise at the time that an isolated patellofemoral replacement is a rare procedure, carried out when knee damage is restricted to the kneecap compartment while the rest of the knee is healthy. Consequently, it accounts for less than 1.3% of all knee replacement surgeries in the UK, with total knee replacements are far more common.
Work on the Zabrdje house will hopefully start again sometime next year, once I have found another good team of builders to help me.
Surgery Booked
I'm a bit nervous, of course, but mostly I'm relieved and grateful to be getting my knee problems sorted out. I'm looking forward to being on the road to recovery and hopefully returning to a completely normal, active life again.

Knee Surgery
He was everything I could have hoped for in a surgeon, he really listened as I explained my knee problems, and he has an outstanding reputation. He is also at the forefront of robotic-assisted knee surgery.
As expected, he confirmed that I need to have articular cartridge on both my kneecaps replaced. What I hadn't anticipated, however, was that he offered to perform both replacements at the same time robotic-assisted surgery. I now need to meet various departments within his team to prepare for the operation, which is scheduled for May-June 2024.
The surgery will take place in UCLH's new Grafton Way Building, which opened last year. This state-of-art facility also houses Proton Beam Therapy, the world's most advanced form of radiotherapy.
The building was designed by Scott Tallon Walker Architects in association with Edward Williams Architects, and constructed by Bouygues UK. It is a world-leading, ground-breaking hospital that combines cutting-edge technology with exceptional care.

Knee Update
I've been diagnosed with chondromalacia patella, which in my case means the complete breakdown of cartilage on the underside of the kneecap. As a result, my kneecap rubbing directly against the thigh bones, causing pain and swelling. This condition is commonly seen in runners and athletes, which is why it's often referred to as "runner's knee." In my case, it's very severe and has also led to further complication: subchondral bone marrow oedema, a painful condition affecting the bone beneath the cartilage.
As a result, I will need knee surgery. I've been told I may have to wait several months for the procedure, followed by a long recovery period. Realistically, I don't expect to be able to return to work in Montenegro for a year or possibly longer.

Damaged Knees
Doctors don't know exactly what is wrong yet, but I've been told to completely rest my knees. If I want to recover, I'll have to follow their advice.
As a result, no more work can be done in Montenegro for many months, as I won't be able to travel there as I simply can't walk properly.
Pool Walls

Glass Conservatory
Vlado has kindly built this conservatory for me himself, as I found it impossible to get anything close to what I wanted here in Montenegro. I could have sourced one elsewhere in Europe, but the budget for this part of the project wouldn't allow such a large expense.
It has been a long project, and at every stage, I've had to set a maximum amount I'm willing to spend on each area. Budgeting is crucial to the success of any project.

Pool Construction
Once completed, the pool will be 10 meters long and 4 meters wide.

Real Stone Floor
The Quarry in Kotor is having serious problems producing the 80 x 80 x 2 cm stone tiles I have specified, due to an unexpected fault with their machinery. As a result, fulfilling my order is taking much longer than anticipated.
Despite our efforts, we were unable to find anything as beautiful or as perfect for Zabrdje house as the stone from the Kotor quarry.
We'll have to wait for the quarry to produce what we need, which will unfortunately delay progress for a while.

Terrace Paving & Sitting Area

Reconstruction Of Terrace
The stonemasons will rebuild it to ensure it is structurally much stronger, capable of supporting the large stone sitting area I've designed.

Garage Looking Really good
They sit naturally within the landscape, as if it has always been there, which is exactly what I envisioned when designing them.
To put their scale into perspective: the wall is 33.5 meters long with a maximum height of 4.6 meters, while the garage and storage room are 10 meters wide and 4.2 meters high.

Construction Of Garage Roof
Over the past three days, the timber for the finished ceiling of the garage has been fitted onto the joists. Next comes the instruction of the roof membrane, followed by the insulation.
All that remains now is the lay the roof tiles and install the Velux window above the storage room.

Garage Walls Completed
All the stone walls of this garage have now been fully completed. The finished garage now measures 9.9 meters long x 6.5 meters wide and 4.6 meters high at the back wall.

Pruning Olive Trees
Bojan, an expert in olive trees, is performing hard pruning on the four olive trees, prepare them for uprooting and transportation from Ulcinj, near the Albanian border, to my villa on Luštica, approximately 108 km away.

Stefan & Vlado Celebrating
Stefan and Vlado are celebrating their official return to work now that all COVID-19 restrictions have been lifted.
This team of builders managed to continue working quite a bit during the pandemic in Montenegro, which wasn't the case in the UK.

Original Villa New Roof
We are removing the roof off the original villa because it needs to be replaced due to structural unsoundness. This will allow us to raise the walls slightly so that four new, larger windows on the top floor can be positioned correctly.
There are three additional benefits of this this major construction work: first, this original villa will be at the correct height to join seamlessly with the newly rebuilt villa; second, the ceilings will be higher; and third, the rafters will be able to be exposed, adding architectural interest.

Windows Being Changed
The windows in the original villa are being framed with real stone and are being enlarged to match the size of the windows in the newly built villa.
On the lowest floor, we have also added a second window, replacing the single original window that was there.

Picking Four Olive Trees
They took photos of all the available olive trees, and with Nikola's advice on which ones were there healthiest, I chose these four trees.
WhatsApp has been incredibly useful throughout this project, allowing me to be vertically present even while I'm in another country.

Windows & Doors Fitted

Left-Side Steps
They are nearly complete, and I'm really happy with their lovely appearance, and they look exactly as I had envisioned.

More Excavation Work

Top-Wall Nearly Finished
It will truly be a massive wall, and it's very necessary as it will protect the villa from the road above.

Base of Top Wall Started

Excavating Top Garden Wall
What makes this work even more challenging is that they are working right next to the road above the villa, so they must avoid excavating any part of the road itself.

Middle-Wall Finished
They added good quality soil for the ground in preparation for the flowerbed, I plan to have there in the future.

Left-Side of Middle Wall
When finished, this middle wall will measure 25.8 meters long and 3.5 meters high.

Huge Rock Removal Needed
It's going to be extremely hard work, as there is no way to get even the smallest digger down there, it will have to be removed by hand.

Faik Our Stonemason

Right-Side of Middle Wall

Getting The Detail Right
You can clearly see in this photo that, at the bottom of the wall, they were still trying to follow their simpler straight-line approach (though slightly curved). As they progressed upwards, their composition became more fluid and organic in appearance.

Middle Garden Wall Started
All our stonemasons have come from Albania, as they have a real gift for stonemasonry. It must be difficult for them leaving their homes for weeks at a time to be able to work for us, and their dedication is greatly appreciated.

New Stonemasons Started

A few months ago, we suddenly encountered major problems with the previous stonemason's boss. We eventually decided it was best to part ways, as he had become extremely difficult to work with.
It was challenging to find another stonemason, as they were either already busy with other buildings projects or reluctant to complete work that someone else had started.
I've also contributed to the difficulty, as I've become much more particular about how I want the stonework to look. After seeing various styles, I now insist on stonework having a more fluid, organic appearance. In this part of the world, most stonemasons prefer the simpler, straight-line style, which I find unacceptable.
Parking Area Cleared
An added bonus of excavating this land is the abundance of stone we uncovered. This will be gradually sorted and prepared for building all the garden walls, terraces, barbecue area, the walls around the lower road and upper road parking spaces, and eventually the garage.
It's difficult to appreciate the full scale of the parking plot from this photo, but it measures at least 30 meters in length and 10 meters at its widest point.
Some additional excavation work will be needed in the future to enlarge the plot further, as we will require more stone for the remaining construction.

Purchased New Property
This property offers ample space to create a spacious villa featuring three bedrooms, three bathrooms, and two reception rooms. It will be a project for the future.

Excavating Parking Spaces

External Walls Completed
The builders will need to find alternative work over the summer in their own country, Albania, and we may have to wait a while for them to become available again once construction is allowed to resume after the summer break.

Excavating For The Pool
The good news is that we restarted again today, which is extremely exciting!
All the excavation work must be completed before construction of the villa can begin, and the building team have now begun digging out the pool.

Now The Project Can Start

Extra Land Purchase

Parking Space & The Precarious Parking Platform in The Distance
Today, I completed the purchase of additional land in Zabrdje, located right next to the house I had already bought. This plot includes two lovely trees, one of them an olive tree, and I purchased it to extend the existing garden.
This extra land was originally part of a much larger plot, but I was only interested in buying about a third of it. The seller agreed to my request on the condition that I also purchase a smaller plot on the opposite side of the road, almost directly above my house. This second plot was offered at a significantly lower price per square metre than the rest of the land. In the end, I accepted his terms.

Map of The Plots I Purchased
On the map above, you can see my original purchase of villas and land on Plot 286. The new garden occupies approximately a third of Plot 287. Plot 229, situated on the other side of the small road above the villas, is designated for parking and a garage.
This smaller, additional plot 229 is proving to be a fantastic extra investment. It will be excavated to create parking for five cars and, eventually, a garage. All the excavated stone will be used within this project, effectively providing me with my own mini quarry.
The existing parking platform that came with the villas is both precarious and unsightly, so I'll be glad to see it removed.
The purchase of this land was a necessary step before the main project could start.
Really Good New Builders
It is now April, and I've just been into Tivat, Montenegro, to meet my new builders, or rather, their representative, at Prova Restaurant.

Prova Restaurant in Tivat
Stefan, my new project manager from a company called Prostor-Projekt, is a very capable and intelligent young man who speaks fluent English, which, in my experience, is quite rare in the Montenegrin building trade.
He works closely with Vlado, an extremely knowledgeable engineer and building contractor with many years of experience, including designing and constructing the new cathedral in Bar, a costal town and seaport in southern Montenegro.
Stefan will begin by handling the planning approval process with Herceg Novi Municipality on my behalf. I now need to focus on completing all the drawings as soon as possible.

My New Project Manager Stefan
I felt extremely confident, after years of dealing with different building companies in the UK, that I was going to be able to work really well with the Prostor-Projekt team, as we approach our work and understand what needed to be done in exactly the same way.
I was in the middle of a large refurbishment project in London, so I felt really torn, wanting to stay and get more involved with what was about to begin in Montenegro, yet needing to rush back to my commitments in London.
Back to London I must go.
Hopeful Future
Over the last 18 months, I've learned to adapt to my new way of life and have come to realise that I cannot let having a malignant melanoma define or ruin my life.
I began the healing process by going on a summer holiday this year with my family, and our dog, Otto, to Haarlem in the Netherlands. It was warm, but not so hot that I had to hide from the sun. I spent my time walked and cycled through this beautiful country, which gave me a sense of freedom and reminded me how important it is to do what truly makes me happy.

Lovely Haarlem
I visited Montenegro in May and October, choosing the cooler months and simply avoiding the midday sun. In fact, I discovered that these are some of the best times of year to go to Montenegro, it's much less touristy, everything looks even more beautiful, and found out that these are also the favourite months for many local people as well.
While in Montenegro, I had several meetings with builders and am back on track to start the project next year.
Time To Change
After trying to turn myself into someone who enjoys being completely out of the sun, I began to feel a bit trapped, like I could no longer be my true self.

Inviting Sveti Stefan Beach
I started to think I should never go to Montenegro again, unless it wasn't summer. Yet the whole reason I had bought these properties was because I loved the sun, the warmth, and the sense of freedom it gives me.
I was really, terribly confused by my new situation.
Malignant Melanoma
The one thing I didn't mention in my last post was that I had recently been diagnosed with the most aggressive form of skin cancer, a malignant melanoma.
In June 2012, I noticed a tiny black dot on my upper right arm. I instantly knew this wasn't good a sign, and fortunately, I saw a skin cancer specialist within three days. A biopsy was performed immediately, confirming that it was indeed a malignant melanoma.
The results showed that the cancer had already spread. I underwent two more operations in quick succession, and the doctors hoped they had removed all of the malignancy. The only follow-up treatment available after these surgeries is regular monitoring: full-body skin checks and lymph node examinations every three months for five year.

Foolishly Out in The Midday Sun
I have natural strawberry-blond hair and lots of freckles, and knowing that people with my colouring are among the most susceptible to malignant melanomas, I couldn't help but think how foolish I'd been to ever sit in the hot sun with my type of skin type.
The doctors were clear: I must never go in the sun again, or it could be fatal. From now on, if I am in a hot country, I must avoid direct sunlight entirely and be fully covered whenever I need to walk outside during the day.

The Sun in All its Dangerous Glory
In August on my last visit to Montenegro I had just had my last lot of stitches out and was feeling extremely vulnerable and unable to go out in the sunshine. I was in a sort of state of shock about what had just happened.
Overnight I had got to change from being a very active outdoors sort of person, into someone I just did not know how to be. I could definitely no longer go on holiday to hot countries without being constantly extremely careful.
I began to question what I was going to do about my future in Montenegro, one of those very hot countries I had once loved so freely.
Summer Holiday
Over the years, there have been countless rumours about various companies purchasing the site, but none of those plans have ever materialised. I just hope that whoever eventually develops this site will still allow local people to enjoy this beautiful beach.
We'll have to wait and see what happens next.

Blue Horizon Hotel as it Used to be
Staying In Kotor
I needed to find an English-speaking local architects who would submit my drawings to the municipality, as well as a reliable company to carry out the construction.
I also had meetings in Kotor with my solicitor and bank, where I arranged to give my solicitor the legally authority to act on my behalf whenever I'm out of the country.
